Throughout the duration of a tenancy, a Landlord is entitled to carry out an inspection of his/her property, at intervals of not less than 6 months, to ascertain the condition of the property and to ensure the Tenant is maintaining it in good order.
Outsourcing of routine inspections is used by agents as part of an effective management strategy to focus on cost containment and business growth. TCRC offers a total outsourcing package to Estate Agents and Portfolio Managers. We have established and well practiced procedures and systems in place to ensure you receive the highest quality reports and level of service. We will reduce your workload and stress levels, allowing you to focus on growing your business whilst still being able to provide a superior property management service to your clients.
The Condition Report Company (TCRC) will carry out a thorough inspection of the premises and will provide a detailed written report incorporating digital photographs documenting our findings. Recommendations for future works can be provided and any maintenance or safety issues are brought to your attention. As part of our service TCRC will issue written notice to Tenants whose cleanliness is of a sub-standard nature.
All smoke detectors on site are tested to ensure they are operational and where agreed upon prior to the inspection, dead batteries and/or faulty battery operated smoke detectors can be replaced, at the landlords' expense. Otherwise TCRC will issue written notice to Tenants to replace dead batteries where required.
As Routine Inspections are such an integral, yet a time consuming property management task, some Estate Agents have opted to outsource their Routine Inspection service to us in an effort to provide a better quality service to their clients and for better use of staff resources.
TCRC consider Routine Inspections to be a very important aspect of the overall management of a property. Routine Inspections help to set expectation levels for Tenants to adhere to and encourage Landlords to maintain properties in good repair.
